There’s a few benefits to selling your house to an investor as opposed to listing it on the market. One major benefit is speed. When you list your house on the market, it can take months to sell. Many realtors don’t do anything when it comes to marketing the property. They actually just list it and wait for people to contact them. If you sell your house cash to investors, you won’t have to wait around. We can close quickly and the process typically takes less than a couple of weeks.
The second benefit is that if your house needs repairs or needs to be updated, you won’t have to pay for it. When potential homeowners are shopping for houses, they’re going to want a house that’s move-in ready without having to put additional funds into bringing it up to date or handling repairs. That’s why selling to an investor can be a good move in a lot of cases. You don’t have to worry about spending any money and we take care of any damage and handle repair costs. Maybe you don’t need repairs but if you’re going to list your house on the market, you’ll be competing with many updated homes that have new floors, counters, cabinets, kitchens, and bathrooms. That can cost thousands of dollars and a lot of people either don’t have that or don’t want to spend it just to turn around and sell the house. Assuming you spent $10k to update the house to sell it for $200k, you would typically have to pay around 6% in commissions when it sold. With closing costs being around 1% and the time it takes to sell or “holding costs”, being an additional 2%, you end up losing $18k or more in addition to the cost of repairs. That’s a large amount of money to lose up front. When we agree on a price, that’s the amount you’ll walk away with.
