How does the process work?

Once you’ve made the decision to sell your house the next step is to request an offer.

Here’s the typical process:

  1. Fill out a couple questions on the home page form.
  2. I’ll pull up some info on the property, look at comps, crunch some numbers and determine a price based on my initial research. I’ll follow up with an offer range by email usually within 24 hours (Depending on the situation, you may need to send pictures so I can accurately assess the home and estimate repair costs).
  3. You decide what’s next. You can decline the offer, say no thanks and move on. You can decline the offer and we can try to come to an agreement on price and/or terms. Or you can accept the offer and we can discuss further details.
  4. Once everything is agreed upon I’ll send purchase agreement I’ll move to set up a closing date that works for you so you can have time to make any necessary arrangements.

Will you buy my house at market value?

In most cases, I can’t offer market value on a house. The majority of houses will need work before they can be sold and brought up to current market value. After I gather a little information and look at the numbers for recently sold homes in the area, I can make a fair all cash offer based on the prospective market value minus repair costs, taxes, commissions, and a small profit. I do try to make a small profit on houses I buy and will put money into them as well so investors typically need to get houses at a discount.

I’m willing to pay cash for your house, but to do so I need to get it below market value in order to make a profit after renovations. Keep in mind though, you’ll not only receive cash, you don’t have to pay for repairs, closing costs, or a commission. You also won’t have to wait months while your house sits on the market.

In some cases, you may qualify to get full market value on your home if we can agree to other terms. Just ask how.

How do you determine the exact price you’ll pay for my house?

There’s a number of factors to consider when determining an offer on your house. Before coming up with a number, I’ll take time to evaluate :

  • The current overall condition of the house
  • The total cost of repairs and renovations required
  • The total amount of time it will take to complete necessary repairs and renovations
  • The retail value of your house compared to others in the area after repairs and renovations completed
  • The cost of real estate commissions required to resell the house after repair
  • The cost of maintaining the house during renovations and up until it’s on the market. This may include but is not limited to insurance, loan payments, utilities, taxes, and more.

Will I have to pay a fee for you to visit my house and make an offer?

Of course not. You aren’t required to pay anything at all for any part of the process. I answer your questions, visit your house if needed, and make an offer without any cost to you.

Am I obligated to anything if I submit information about my house on your contact form?

Not at all.  You’re never under any obligation at any point in the process. It’s as easy as providing a little information, I’ll look at some numbers and make you an offer, then you decide if it’s right for you. You’re free to accept it or simple say no thanks. The final decision to sell is completely up to you.
